Meet Hans Nagrath

It’s always my goal to build a

foundation of trust, honesty,

and commitment. From there,

there’s no limit to what we

can accomplish.”

I’m passionate about delivering a transparent

and stress-free real estate experience built on

trust and expertise. My mission is to redefine

how clients view real estate agents by

providing personalized tools, guidance, and

support tailored to their unique needs.

As a Back Bay resident, I specialize in Boston

Proper, including Back Bay, South End,

Beacon Hill, and Charlestown, as well as the

Greater Boston area, covering Cambridge,

Somerville, Brookline, and beyond. With a

background in construction and extensive

experience as a licensed general contractor,

I bring deep insight into homes of all kinds—

from historic renovations to cutting-edge

modern builds.

My experience as an investor and landlord

allows me to guide clients through every

aspect of their real estate journey with

confidence and clarity. Before real estate,

I honed my skills working at the State

House and the Department of Labor, which

taught me the importance of diligence,

communication, and advocacy.

When I’m not working with clients, you’ll find

me running along the Charles River or walking

my dog, Benny, around the neighborhood.

The Home Buying Process

Prepare for Purchase

First, we will

connect for an initial

consultation to discuss

what you are looking

for in your next home

so I can help guide

your search.

Buyer

Consultation

Buyer

Paperwork

We’ll create a business

agreement outlining

my obligations, terms,

compensation, etc.

Once agreed, you’ll

sign before I can share

any properties.

Pre

Approval

Pre-approval from

a lender is required

before submitting an

offer and provides

details on the down

payment, closing costs,

and monthly payment.

Using the Compass

CMA tool, I’ll analyze

comparables to assess

value. We’ll define your

ideal home’s location,

attend open houses,

and set up a custom

search to find your

dream home.

The

Offer

The offer to purchase

is the first step. We’ll

create a competitive

offer aligned with

your goals. The seller

may accept, reject,

or counter, and I’ll

negotiate to position

your offer for success.

Sign Offer &

Send Deposit

Your offer is the

agreement to purchase

at price, including offer

price, closing date,

deposit ($5,000), and

contingencies. Once

signed, it’s binding, and

your deposit shows

commitment.

From Start to Finish

Contract to Close

The inspection

contingency allows you

to check for issues and

negotiate repairs, price

adjustments, or back

out if needed, ensuring

you understand the

property’s condition.

Commitment

Your Lender requests

bank statements,

tax records, and pay

approval. After review,

the lender issues

Clear-to-Close and

arranges the appraisal.

The P&S outlines terms

like price, deposit,

contingencies, closing

date, responsibilities,

and dispute resolution

and defaults. The 2nd

deposit (usually 5%) is

due at this time.

Set up your electricity,

gas, water, internet,

etc. a week before

closing. Inform

providers of your

activate services and

avoid delays.

Final

Walkthrough

Prior to closing,

we’ll schedule a final

walk-through to verify

the property is still

in acceptable

condition and repairs

were completed.

Closing

Closing takes place

at an attorney’s or

title company’s office.

You’ll sign documents,

pay remaining costs,

and once the deed

is recorded, you will

Testimonials

- Annie Q.

Hans is More than Just a Realtor...

He’s someone who genuinely cares about helping you achieve your real estate

goals. His sharp instincts, vast network, and unwavering commitment set him

apart from anyone else in the industry. He’s the kind of person who makes the

impossible happen, and I couldn’t recommend him more!

- Matt K.

Hans guided my wife and I through

our first home finding journey.

He was a pleasure to work with, was always readily available, made the process

seamless, and was integral in negotiation efforts. He has deep local knowledge and

connections, and also a very strong eye for interior design that helped us to envision

every space we visited with him. Additionally, he’s one of the strongest character and

integrity people we have ever met, he does right by his clients.

- Tony Z.

Hans did an excellent job helping us

with both selling and buying our condos.

His expertise in the market and local area was instrumental in determining

a competitive selling price for our older condo and a very good location

for our new condo. Hans guided us in all the aspects of selling.

He was very friendly and responsive to our questions.

Success Stories

At 50 Commonwealth, I managed the renovation of the kitchen, which

resulted in $200K in instant equity for the clients.

At 89 Mason Terrace, I oversaw a full bathroom renovation, easing the buyer’s

concerns and allowing them to confidently move forward with the purchase.

AFTER

A first-time homebuying couple found themselves in a competitive bidding war,

but hesitated due to concerns about renovating the bathroom and kitchen.

They were wary of contractor issues and didn’t have trusted contacts. To ease their

worries, I offered to manage the entire renovation process. Within four months,

we completed a dream bathroom, a new kitchen, and even added a washer/dryer.

The couple was thrilled with the results and excited about their new home.

After a year of searching with no success, a couple was struggling to find the

perfect condo on Commonwealth Avenue in Back Bay—a highly specific property

with an elevator, garage parking, and all on one floor. Concerns about managing

renovations remotely nearly caused the deal to fall through. But leveraging my newly

acquired GC license, I was able to personally oversee the renovation.

Let’s Work Together

Hans Nagrath

I go above and beyond to support my clients search

for their perfect home, providing guidance and advice

through every step of the process to make it seamless

and hassle-free. Together, we will collaborate to find

a home that meets your needs, your budget, and

your lifestyle - so that you can confidently make your

dream home yours when you find it.
